From New York Builders to Charlotte Site Development: The Start of Sunbelt

Sunbelt Utilities Corp. has a long history rooted in quality construction, land development, and a commitment to doing things the right way. What began with building and residential development in the New York Tri-State area eventually evolved into a Charlotte-based site work and utility contractor serving the growing Carolinas region.

Today, Sunbelt Utilities provides comprehensive site development, grading, and utility construction services for residential and commercial developments throughout the Charlotte area. But the company’s foundation was established long before its move to North Carolina.

Our Construction Roots in New York

Our story began in the New York Tri-State area under the name Petrillo Contracting Corporation, along with its residential subsidiary, Petco Homes Inc.

Petrillo Contracting Corporation was a full-service, multi-faceted construction company specializing in both commercial and residential building. The company became known for its attention to detail, quality craftsmanship, and ability to deliver distinguished office facilities and high-quality residences.

One of its notable projects was the AAA Headquarters building in Garden City, New York. The award-winning project reflected the company’s dedication to quality construction and meticulous workmanship; values that would continue to influence the company’s approach to development for decades to come.

Building Quality Homes with Petco Homes

Petco Homes Inc. carried that same commitment to craftsmanship into residential construction, building homes throughout Northern Bergen County and Long Island.

The company focused on bringing back the character and craftsmanship associated with traditional, old-world construction. Homes featured classic architectural details such as extensive moldings, cathedral ceilings, and skylights, creating bright, spacious, and timeless living spaces.

Quality control was a major priority. Much of the construction work was completed in-house, while specialized trades—including masonry, plumbing, and HVAC—were handled by trusted subcontractors. Petco Homes was also a registered builder with the New Jersey Department of Community Affairs.

This early experience in construction established a foundation built around craftsmanship, quality control, and accountability—principles that remain important to Sunbelt Utilities today.

Expanding to Charlotte and the Carolinas

The move to Charlotte, North Carolina, marked a significant turning point in the company’s history.

Rather than focusing primarily on individual home construction, the business began shifting toward large-scale residential tract development and land development. This transition opened the door to larger, more complex projects involving land preparation, infrastructure, grading, and community development.

One of the first major projects was Deerfield Creek, a planned community located on Tilley Morris Road in southern Charlotte.

The development encompassed approximately 154 acres and included roughly 218 homes. Its innovative approach to community development earned recognition in Builder/Architect magazine and demonstrated the potential for large-scale residential development in the rapidly growing Charlotte market.

The Deerfield Creek project became an important milestone in the company’s evolution from residential construction toward larger-scale land and infrastructure development.

The Beginning of Sunbelt Utilities

As Charlotte and the surrounding region continued to experience significant growth, the need for reliable site work and utility contractors grew as well.

In 1999, Sunbelt Utilities Corp. was established to help meet that demand.

The company was built around the idea that successful development requires more than simply moving dirt or installing utilities. It requires coordination, experience, attention to detail, and a clear understanding of how each phase of a project impacts the next.

Today, Sunbelt Utilities has evolved into a turnkey site work and utility contractor serving Charlotte and the surrounding Carolinas. Our services support residential communities, commercial developments, and other large-scale construction projects from the earliest stages of site preparation through infrastructure installation.
